Landlords have rights to inspect tenants rooms – Rent Commissioner

The acting Rent Commissioner, Frederick Opoku, has revealed that landlords have the right to inspect tenants’ rooms, provided they give tenants adequate prior notice.

Mr Opoku, speaking during an interview, stated that the law permits landlords to inspect their properties at any time, but tenants must be informed beforehand to allow them enough time to prepare.

“Landlords have the right to inspect rooms anytime they want, provided ample notice is given. It could be once every three months or every two months,” he said.

The debate stems from complaints by some tenants who argue that such inspections amount to an invasion of privacy.

Others also claim that some landlords use these inspections as an opportunity to increase rent based on the number of items found in tenants’ rooms.

According to some tenants, certain landlords do not inspect rooms solely to assess damages to their properties, but rather for personal interests.

However, the acting Rent Commissioner argued that leaving properties uninspected would not support proper maintenance.

“One of the grounds on which a tenant can be evicted is the destruction of property, which can only be established through inspection and clear evidence,” he explained.
